The real estate market in San Francisco is crazy, like in crazy expensive and unpredictable. When I inherited my parents' rental duplex in San Francisco and decided that I didn't want to be a landlord, I enlisted the help of Janice Lee to help sell the property. The only work that was done, and it was a lot, was whatever would pay off when the property sold. The work took over a month, but it was all needed, and I really didn't have to lift a finger. When the property was finally ready to price and sell, Janice took careful note of both the surrounding market conditions and her perception of buyer sentiment at the time. The timing was good, and within 10 days we had five all-cash, no contingency, offers in hand, all for well over the asking price. We accepted one of the higher offers and the deal closed quickly. As an example of Janice's careful attention, the buyer reported a possible smell of gas on the property. It turned out to be just the smell of fresh paint, but Janice went to the property in the middle of the night (so I wouldn't have to) to meet the PG&E tech, check everything out, and get an all-clear. Janice handled all the closing paperwork, from escrow to county filings, in a precise and timely manner. It is now one year after the sale, and there have been no problems whatsoever.
